Finding the Right Home
What type of home is right for me?
We offer townhomes and single-family detached homes, both of which have unique opportunities in home ownership, depending on what you’re looking for.
Townhomes are attached homes that require less outdoor maintenance. Our townhomes are two-story layouts with an unfinished basement and two-car garage. Our townhomes offer many of the same upgrade opportunities as our single-family homes.
Single-family homes are detached homes that offer larger private outdoor space in addition to a wide variety of floorplans, both single-story and two-story. You also have more location options with single-family homes.
We suggest browsing our floor plans and visiting a model home before deciding which home style is right for you.
How can I see homes or communities I'm interested in?
Our team is here to help you find the floor plan and community you love. If you’re interested in our Flagship homes, start with a consultation with a member of our team. We’ll walk you through our price points, communities, and floor plans. We’ll also answer any questions you have and schedule a time for you to visit a model home; an in-person home tour is a great way to step inside a real Flagship home and see the details, finishes, and space in real life. Signing a Contract
What's included in the contract I will sign?
A new home contract will outline the projected closing date, applicable contract terms, both parties’ obligations, and provide helpful information.
The contract will outline when you must finalize your design choices, receive financing, close on your home, and more. This will act as your home-buying timeline, so note each important milestone!
When should I contact my lender after signing my contract?
It is always a good idea to contact a lender before you begin shopping for a home; they’ll help you establish a budget that will help guide your shopping decisions. You should also contact our preferred lender within 3 days of signing the contract, to guarantee lending approval timelines are met, discuss rate locks, and finalize any other details. Our preferred lender’s information will be noted in your purchase agreement.
Building & Design
When do I get to select my home's finishes?
After signing the contract on your new home, the fun part begins! Our design team will provide a design consultation to walk you through your home finishes. Depending on the stage of construction, you may be able to choose from many design options including exterior styles and colors, interior paint colors, flooring, counters, light fixtures, etc. If you wish to upgrade certain features – like choosing real wood floors or granite countertops – you’ll make those selections at this time, as well.
If you’re unsure about which finishes to choose, our design team is here to help. They understand which colors, materials, and finishes look best together and can give advice based on your taste. Always feel free to ask for their guidance if you ever feel stuck.
Do I get to see progress on my home's construction?
Yes! The construction process for your home will include several phases. Our team will work to keep you updated as each phase is completed, so you have a better idea of when your home will be ready.
To finalize your closing date as construction nears its end, your Flagship agent will usually let you know when your home is approximately 30 days and approximately 15 days out from completion.
Feel free to drive by your home as construction is underway to see the progress; it’s an exciting time!
How long will construction take?
If you aren’t purchasing a quick move-in, building your new home will take on average 6 to 8 months. Rest assured, our team is working hard to provide the best quality available on the construction of your home.
Walkthrough & Closing
When is my final walkthrough?
Your walk-through is typically scheduled five days prior to closing and gives you the opportunity to view the quality of the home before your purchase is complete and receive an orientation on its features.
What should I look for during the final walkthrough?
During your walk-through, a member of our team introduces you to all the features of your new home. We’ll show you how appliances, plumbing, electrical systems, and other features function. You’ll be able to review any touch-up items needing completion before move-in.
What happens at closing?
At closing, you will review and sign the home purchase and mortgage paperwork. Then, once everything has been signed and financing has been finalized, you will become an official homeowner! After closing you can reach out to your Flagship Agent to receive keys to your new place.
Move In
Where do I go if I have questions about something in my home?
Your final walk-through and home orientation is a great time to ask questions about the appliances and other features of your home. However, if you have additional questions after move-in, refer to your homeowner’s manual. It has lots of information about what to expect in your new home and provides details about who to contact for further questions.
How do I handle utilities?
Utilities are your responsibility to set up at move-in. The Utah Office of Consumer Services has a great website that provides resources about who your utility providers are and how to contact them to begin service. Inside your homeowner’s manual, you’ll also find specific utility contact information for the community in which you live.
How do I file a warranty request?
Flagship Homes offers a convenient Homeowner Portal where you can digitally submit all warranty claims to our Warranty Service Team. You’ll create your Homeowner Portal account after closing. Click here to access the Homeowner Portal Link.
How long does my home warranty last?
Flagship Homes provides a one-year limited warranty. You will be able to review the terms of your warranty when you sign your contract.
